When an inconvenience, damage, or emergency occurs in your community, it is sometimes difficult to determine responsibility. If you are unsure where the responsibility lies, feel free to contact the Management Company for advice. If it is an Association responsibility, the Management Company will take care of it in a suitable time frame. If it is a homeowner responsibility, the Management Company will give you suggestions to resolve the matter. In the event the responsibility is unclear, the Management Company will investigate and advise you of its findings.

In any emergency situation for which the Association is responsible, please call the office first
(859–441–3070) and always leave a detailed message with your phone number. Then dial the emergency number and leave a short voice message with your phone number.
The following are considered emergency situations and management should be contacted as soon as possible should any of them occur:

Fire or condition that may cause fire (Note: Please call fire department first)
•Roof leak
•Any condition that might damage exterior property (Ex: Fallen trees on roof, decks, etc.)
•Any plumbing or water leak that may damage other homes
•Any condition or problem that you feel could lead to injury of self or others
Other situations, such as those listed below, may arise for which the Association does not assume responsibility. Should these emergencies arise, please consult your Use and Care Guide that may have been provided by your Builder or Previous owner. Cull Management's Service Department will be happy to provide many of the services listed and will bill you just as the vendors below might. Please contact us at 859.441.3070.
